The Royal National Agricultural and Industrial Association of Queensland (RNA) is undertaking the Brisbane Showgrounds redevelopment project in Queensland, Australia.

The project involves the construction of a mixed-use facility on 5.5ha of land.

The project is being developed in three stages, which comprise a residential component that includes the construction of 2,000 apartments, a commercial component known as ’Kings Gate commercial precinct’ with 145,000m2 of commercial office space and retail component with 20,000m2 of retail space, a hotel, including supermarkets and a fresh food market. It includes construction of A-grade 52m high 14,000sqm nine storeys timber building at 25 King, two Marquee, a new Large Animal Pavilion, an industrial pavilion, and parking area at the 380 bay King Street.

The first stage of the residential component known as ’The Green’ apartments comprising 340 one- and two-bedroom apartments. The second stage of a residential component known as ’The Yards’ comprising 401 apartments.

The first tower of Kings Gate commercial precinct known as Kings Gate One (K1) features a 16,600m2, nine-story building.

The retail component in vibrant King Street precinct includes a six-story, four-star international Rydges hotel comprising 208 rooms and restaurant on a 2.4ha, 40 food and retail outlets.

The government provided a US$65 million seed loan from Queensland Treasury Corporation (QTC) for the industrial pavilion part of the project.

Cox Rayner and Francis-Jones Morehen Thorp were appointed as architects, Norman Disney Young as an acoustic consultant, and CBRE and Jones Lang Lasalle Australia Pty Ltd as leasing consultants.

In May 2009, Lendlease was appointed as a developer. Lendlease is responsible for project management, design management and construction.

In July 2010, Free Hills was appointed as a legal advisor.

In November 2010, the project received planning approval from the state government of Queensland.

In September 2011, infrastructure works of the residential component of the project commenced.

In January 2012, earthworks commenced on ’The Green’.

In October 2012, construction works commenced on the first stage of the residential component.

Construction work on K1 commenced in the fourth quarter of 2013 and was completed in June 2015.

In January 2014, the project name has changed from RNA Showgrounds to Brisbane Showgrounds to raise the profile and identity of the precinct nationally and internationally.

A consortium, comprising Denwol Group of Sydney and Baron Corporation of Melbourne has been appointed as developers, Lat27 as a landscape architect and Rydges Hotels & Resorts as a management contractor for the hotel.

In January 2015, construction works on the second stage of the residential component commenced.

In September 2015, construction works on the first stage of the residential component completed.

In February 2016, construction works at the Rydges hotel completed.

In July 2016, construction works on the Green, nine-level commercial tower called Kingsgate, Rydges Hotel and Coffee, Dumpling Bar and café have been completed.

Ekka Eatery, a mixed and adaptive reuse development is designed by The Buchan Group.

Aurecon is appointed by Landlease as a Lead engineer for the development of 9-story timber building.

Construction activities on the residential, retail and commercial components are underway with the entire project is anticipated for completion by 2026.
