Summary
Rakeen Development (Rakeen) is undertaking the construction of Al Marjan Island, the major real estate development project in Ras Al Khaimah, the UAE.

The project involves the development of five coral-shaped islands extends over 2.7 million m2 area. The project comprises of lagoons, hotels, marinas, residential and commercial buildings and 50 villa sites.

Al Marjan will consist of six precincts: Aakar, Bab Al Baher, Blu Mirage, La Hoya Bay, Marbella Bay and Pacific. Once completed, the development will have between 35,000 to 40,000 residential apartments.

The infrastructure works of the island will be executed in two phases, the first consisting of islands I and II and the second consisting of islands III and IV.

The project is being financed by the Ras Al Khaimah Investment Authority (RAKIA).

Khatib & Alami Consolidated Engineering Company has been appointed as architect, Halcrow International Partnership as consultant, Rizzani de Eccher S.p.A. and AAKAR Developers Limited as main contractor.

Infrastructure Works: First Phase

In January 2007, Rakeen awarded Belgium’s Dredging International the EPC contract for first phase dredging.Dutch Foundation Company was awarded the contract to carry out piling works.

In 2008, the infrastructure contract was awarded to Kumho Industrial Company. The construction works on the project were completed in December 2011.

Infrastructure Works: Second Phase

In August 2008, the Design-Build (DB) contract of the Pacific Development package was awarded to Construction Technology Contracting Company (CTC); however they are no longer involved in the project.The mobilization works for the second phase of the infrastructure works started in December 2009.

The construction works on the project were completed in December 2011.

Bab Al Baher

The project includes the construction of six low rise residential buildings, 832 residential units, one office tower, 30,008m2 of retail space for lease in Bab Al Bahr Mall and a four Star hotel with 322 rooms.

Al Hamra Construction Company has been appointed as the EPC contractor and the construction activities were completed on the project in the third quarter of 2010.

Wastewater Treatment Plant

The project involves construction of a waste water treatment plant with a capacity of 18,500m3 per day and a waste water collection unit and the installation of safety systems and pipeline infrastructure.

Bidders have filed the express of interest (EOI) application and BOO contract was expected to be awarded 2009. However the project was put on hold and no progress was made on the project.

In December 2011, construction works on Wastewater Treatment Plant completed.

Construction works on residential units are underway.
